BCS2972  – Insurance Deductible

Attention Unit Owners

As an owner of Strata Plan BCS 2972 o/a Aria 1 at Suter Brook, you should be aware that as of the most recent renewal date of August 30, 2025, your Strata Corporation Insurance Deductibles are as follows:
Coverage                                                                Deductible
All Property/All Risk                                                $25,000
Water/Sewer Back-Up                                            $25,000
Flood Damage                                                        $25,000
Earthquake Damage                                              10% (minimum $100,000)

Therefore, if property damage in your unit is below these deductibles, it will be your responsibility to pay for repairs. Should the damages exceed the Policy Deductibles of the Strata Corporation, and you are found to be at fault for the loss, you may be liable for the deductible set by the Strata Corporation.

You can protect yourself.

It is now more important than ever to ensure you have your Personal Condo Unit Owners Policy. Most personal policies will provide some coverage for resultant damage to your unit that is under the Strata’s Policy Deductible. Many policies will also provide some coverage for Deductible Assessment/Deductible Chargebacks.

You are all part owners in this Strata Corporation. Maintenance & prevention are the keys to avoiding water losses and keeping a good claims history for your Strata. These are a few of our recommendations:

  • Sewer systems can become plugged, causing backups & unpleasant odours. Consult a professional as soon as the signs are noticed to help prevent significant problems. We also recommend regularly scheduled inspections of the sewage lines.
  • Know where all your water shut-off valves are. In an emergency water event, this can help minimize damage.
  • Replace the rubber hoses on washing machines every five years, as they will deteriorate over time. Reinforced braided hoses should be replaced every fifteen years.
  • Check caulking around doors & windows.
  • Eavestroughs should be checked for blockage or debris.
  • Check the conditions of all water seals, such as bathtubs, faucets, showerheads, toilets, and dishwashers. Replace caulking as needed.
  • Individual hot water tanks should be placed in a drain pan with provisions for the safety valve line to drain without causing damage. Consider replacing your hot water tank once the warranty is up, or at least have it inspected by a professional.
